A Basic Guide to Commercial Floor Stripping and Waxing

The floors of your commercial building go through the wringer no matter what time of year it is. From rain in the spring to allergens and dirt in the summer, mud in the fall, and snow and sleet in the winter, there’s always something people track in through your doors. 

That’s why understanding the importance of floor stripping and waxing is so important. 

Floor stripping and waxing is the process of making your old, dull floors look brand new again. You simply take the layers of old wax and sealant and apply fresh new layers that protect your floors. This process should be repeated twice a year for most floors so that they stay maintained and protected.

Luckily, there are really only four key steps to floor stripping and waxing services: stripping, sealing, waxing, and finishing/buffing. 

Step 1: Stripping Your Floors

Stripping your floors is the first step in the process. The goal is to remove any prior coatings of wax and finish and get down to the bare floor you have, which is most likely some kind of laminate or VCT flooring. 

Before applying the stripping solution we use in our floor services, we always dust mop, as should anyone doing this themselves. Dust mopping removes any dust, dirt, and debris from the floor, allowing the stripping solution to penetrate deeper.

This part usually takes the longest as it may take many coats to strip the floor down, especially if it wasn’t stripped properly before. 

Step 2: Sealing Your Floors

Once you’ve stripped our floors and removed all of the stripping chemicals, you can now move to sealing your floors. Seating your floors is the act of applying a solution that fills up the pores or holes in your current flooring. 

For example, concrete has tiny pores that need to be sealed properly to enforce waxing. VCT tiles have tiny cracks that need to be sealed. Without sealing your floor properly, your wax and finishing steps won’t work and will look unattractive. 

The best choice, and one that we use in our services, is applying two coats of high-quality sealant to ensure everything is covered. 

Step 3: Waxing Your Floors

After you have sealed your floors, you can now move on to waxing them. You’ll need anywhere from three to five coats of high-quality wax to make sure it lasts for at least a few months. Our floor waxing services ensure our clients only need to call us twice a year for floor maintenance, which saves them money in the long run. 

When it comes to commercial floor waxing, there are various solutions to choose from. You want to be sure you use the correct wax for your floor. As long as you do, waxing your floors will give them a new shine as well as protect them from the elements and anything else that may nick or mark them up. 

Step 4: Finishing and Buffing Your Floors

After waxing your floors, you need to apply a finisher on top. This is a simple solution that helps the wax settle and reduces scratches and the buildup of fit and dust. This step is similar to the sealant step you do for your bare floors at the beginning of the process. 

Once that’s done, you can then wrap everything up by buffing your floors. Floor buffing helps remove dust and bring out the shiny look everyone loves on the floor. You can do this weekly if you would like to maintain that shine.
